Our villa is located on the quiet residential award winning Indian
Point. We are less than 10 minutes from Disney and close to all the major
attractions and a few minutes from Highway 192 which is simply packed with shops, restaurants and attractions.
Our villa has vaulted ceilings and is 1725 sq ft and fully air conditioned.
All rooms, except the bunk bedroom, kitchen and bathrooms have
ceiling fans for extra comfort.
Cleaning and maintenance of our
villa is a very high priority for us and we ensure that this is kept to a rigorous standard, we are also fully licensed by the Florida State tourist board and our home has met their stringent safety
standards. We are sorry but smoking is not permitted in our home in
accordance with our guests wishes. We are also unable to accept pets.
The villa consists of a lounge, separate dining room, fully fitted kitchen with a breakfast nook, utility room with washing machine and drier, games room in the double garage, two bathrooms and four bedrooms which will sleep up to nine people.
Our home is fully equipped to the highest luxury standards and has it's own private, screened swimming pool with optional pool heater.
The lounge is spacious with brand new sofas and carpets. It has a flat screen TV, cable TV with 70+ channels, DVD, VCR and stereo system. A large collection of books, films, CDs, magazines and games are also available.
The dining room also has a newly fitted carpet, large dining table seating 6.
At the rear of the home is the private, screened pool which can be heated. There is a range of tables, chairs and sun loungers. We also have shatter-proof tableware for your safety.
The master bedroom has a king size bed, 6'6 x 6'8, patio doors that lead out onto the patio and pool area and a TV.
The master en-suite has a double vanity unit with electrical points, large corner bath, large walk-in shower, wc, hairdryer and a large walk-in wardrobe.
The 2nd bedroom has a double bed, TV and large wardrobe.
The 3rd bedroom has twin beds, TV and large wardrobe.
The 4th - Lion King themed -bedroom has bunk beds with a single on top and double below, TV, large wardrobe and toy box.
The 2nd bathroom has a full size bath with shower over, vanity unit with electrical points, wc and a hairdryer.
The kitchen is fully equipped, fridge/freezer, dishwasher, cooker, microwave and waste disposal and has a breakfast nook, seating 4.
There is a telephone with answering machine.
The utility room has a large washer, dryer, iron, ironing board and
hoover.
The double garage has been made into a games room with pool table and electronics dart board. It is carpeted and has a sofa. The pool toys, flotation devices and electric table-top grill are kept here.
There is a basic, lightweight stroller and highchairs and cribs can be obtained. We do not provide linen for cribs.
Gas B-B-Qs can be rented from our management company.
All the doors that lead out to the pool are alarmed in accordance with Florida State law.
Activities and Attractions
Disney (less than 10 minutes), Universal, Sea World and all the attractions are close by.
We are minutes from a 24 hour Wal-mart and the main 192 which is packed with shops, bars, restaurants and attractions.
There are an abundance of golf courses in the area - too many to name. The nearest beach is about an hours drive.
Indian Point community also has a large, open air swimming pool, childrens' play area, tennis and basketball courts and a jogging trail that are free for our guests'.

1. Bookings between the owners of the property (hereafter called ‘The Letter’) and the person making the booking (hereafter called ‘The Client’) are valid after:-
a) the booking form has been completed and signed and received by the Letter
b) the appropriate deposit has been paid
c) the booking has been confirmed in writing by the Letter to the Client
2. The person who signs the booking form certifies that he or she is authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age.
Bookings must be accompanied by a deposit of $200 per week booked, which is non returnable. The balance must be paid 8 weeks prior to the commencement of the vacation along with a security deposit of $200. The security deposit will be returned to the Client 21 days after the completion of the holiday as long as any keys are returned and no damage or loss is reported by the Letters Management Company.
If the Client wishes to cancel the booking he should advise the Letter immediately by telephone followed by a confirmatory letter. Upon receipt of such notification the Letter will (without obligation to the Client) use his best endeavors to obtain a replacement letting and if such replacement is obtained will refund to the Client any monies paid less the deposit. If the Letter is not able to re-let he shall be entitled to retain all payments already made (except the security deposit) and to recover, if not already paid, the balance of the hiring charge as follows:
30—60 days notice: 50% of the rental charge.
Less than 30 days notice: 100% of the rental charge.
In the unlikely event that circumstances beyond the Letters control necessitate the cancellation of the rental agreement, the Letter reserves the right to cancel any bookings at anytime and will only be liable to refund monies already paid by the client. Furthermore, the Letter cannot guarantee that all the facilities described will be available.
The Client agrees:
a) to pay for any breakages, losses or damage to the property
b) to take good care of the property and leave it in a clean and tidy condition at the end of the vacation
c) to permit the Letter or Agents reasonable access to the property to carry out any maintenance if necessary
d) not to sub-let or share the property except with persons nominated on the booking form
No liability is accepted by the Letter for the loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Letter.
The property is available after 4.00 pm on the day of arrival and must be vacated by 11.00 am on the day of departure, to allow the cleaning staff time to prepare the villa for the next guests.
The Letter does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and / or the subsequent vacation. The Client is responsible for taking out an adequate insurance policy (ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Client(s).
The Letter does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Client(s) and other people occupying the property during the period of the Let.
Our home has a private swimming pool which can be heated if required. This is by means of a gas water heater and a fee of $32 per day will be levied against the Client should this be required. This will keep the water to a constant temperature of 82 degrees. PLEASE NOTE: Because of fluctuations in the price of gas, the price may change at any time.
IT IS STRONGLY RECOMMENDED THAT GUESTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR
